*Change of Name

Name change generally refers to the legal act by a person of adopting a name different from their name at birth, marriage or adoption. The procedures and ease of a name change vary between jurisdictions. In general, common law jurisdictions have loose procedures for a name change while civil law jurisdictions are more restrictive. A pseudonym can be regarded as a name adopted to conceal a person's identity, and does not always require legal sanction. Additionally, there are other reasons for informal changes of name that are not done for reasons of concealment, but for personal, social or ideological reasons.

*Conveyance/Sale Agreement

In law, conveyancing is the transfer of legal title of property from one person to another, or the granting of an encumbrance such as a mortgage or a lien.[1] The term conveyancing may also be used in the context of the movement of bulk commodities or other products such as water, sewerage, electricity, or gas. A typical conveyancing transaction contains two major landmarks: the exchange of contracts (whereby equitable title passes) and completion (whereby legal title passes). Conveyancing occurs in three stages: before contract, before completion and after completion. A buyer of real property must ensure that he or she obtains a good and marketable 'title' to the land; i.e., that the seller is the owner, has the right to sell the property, and there is no factor which would impede a mortgage or re-sale.

*Stamp Duty Registration/Adjudication

The tax placed on legal documents usually in the transfer of assets or property. This duty is customary in the Commonwealth of Nation countries including Singapore and Australia and certain states in the United States. Where enforced, this tax is placed on the transfer of homes, buildings, copyrights, land, patents and securities. The transfer of documents in locations where this law exists, is only legally enforceable once they are stamped, which shows the amount of tax paid. Also referred to as stamp tax.

*Society/Trust Registration

NGO may be defined as an association having a definite cultural, educational, economical, religious or social programme registered with the Central Government. It is also useful to consider what not-for-profit actually means. Many non-commercial organisations may make a profit in basic financial terms on their business transactions. School fees may cover costs and allow a margin of 'profit'. However, the concept of not-for-profit is related to the organisation's overall orientation and long -term goals. The school may use the margin of profit to develop its facilities and enhance educational quality levels while a golf club which makes a profit on its membership fees may use the proceeds to benefit its members by providing a subsidised bar and social events.

Therefore, government has amended the Maharashtra Ownership Flats Act, 1963 (MOFA) and provided for the deemed conveyance in favor of the legal bodies. Under the provision, deemed conveyance means after the expiry of 4 months of formation of the legal body, the land and building is deemed to have been conveyed to the legal body and to bring the same in the revenue record, a Competent Authority has been designated who will hear the parties on the basis of applications received from the aggrieved party and transfers the title in favor of the legal body by passing the necessary order and deemed conveyance certificate and appoint an authorized officer to execute the conveyance deed in favor of the society and execute on behalf of non co-operative builder or the land owner. Getting the title of land and building by adopting the above procedure is known as deemed conveyance.

A certified copy is often used in English-speaking common law countries as a convenient way of providing a copy of documents. It is usually inexpensive to obtain. A primary advantage of the housing cooperative is the pooling of the members’ resources so that their buying power is leveraged, thus lowering the cost per member in all the services and products associated with home ownership.

A gazette is a public journal, a newspaper of record, or simply a newspaper. Gazette is a loanword from the French language; in turn, the French word is a 16th-century permutation of the Italian gazeta, which is the name of a particular Venetian coin. Gazeta became an epithet for newspaper during the early and middle 16th century, when the first Venetian newspapers cost one gazeta.[1] (Compare with other vernacularisms from publishing lingo, such as the British penny dreadful and the American dime novel.) This loanword, with its various corruptions, persists in numerous modern languages.

* Deed Of Family Settlement

There is often a confusion while seeking partition of properties amongst Hindu families, whether parties should opt for a partition deed or a family settlement. The effect of the both is same-divide the property. The substantial difference is that of payment of stamp duty and registration of the document recording partition. A family settlement does not require registration and stamping, however partition deed requires both-hence execution of the partition deed is a costly remedy. Many people draw a family settlement, however it is drawn in such a fashion that courts read it as partition deed, thus the consequences of non-registration and non-stamping get attracted. .
